Definition

Under direction, is responsible for supervising the activities of multiple crews of facility maintenance workers and\or trades workers; performs related tasks as required.

Examples of Work

(Any one position may not include all of the duties listed, nor do the examples cover all of the duties that may be performed.)

Supervises maintenance personnel to include approving/disapproving leave requests, conducting performance evaluations, and/or initiating disciplinary action;

Inspects buildings, walls, roofs, or structural parts of buildings to note need for repairs, alterations, or new construction; estimates times and material costs; prepares bid specifications for materials, supplies, equipment, and tools needed;

Inspects damaged concrete, stone, or cement block walls and brickwork to determine need for repairs;

Assigns maintenance staff to work projects; inspects work in progress for conformance to instructions, blueprints, or sketches, OSHA standards, City codes, and professional building trade standards;

Orders tools, supplies, and materials as required;

Follows through on complaints of damage to private property by City trucks; inspects damage and estimates time and material costs; assigns crew to repair damage;

Coordinates with property owners and contractors to effect repairs;

Inspects plumbing fixtures, electrical systems, and appliances and related equipment and determines extent or cause of defects;

Plans, coordinates, and implements a preventative maintenance program;

Prepares reports of work done and materials used; utilizes computer software to complete and review work orders and time sheets;

Estimates timetables, costs, and manpower needed for future projects; prepares budget;

Researches and prepares bid specifications for materials, supplies, equipment, and contractor services;

Prepares contracts and monitors work to ensure conformance with specifications;

Plans, coordinates, and conducts safety training;

May work around or with hazardous chemicals;

May supervise the operations of a boiler room .

May supervise grounds workers caring for flowerbeds, lawns, trees, and shrubs adjacent to a building.

Minimum Qualifications

Completion of the twelfth school grade and two (2) years of supervisory experience over building maintenance workers. Substitution(s): A certificate of high school equivalence (GED) will be accepted in lieu of a diploma.

Possession of a valid motor vehicle operator's license.
